Position Summary:

This position is responsible for the day-to-day maintenance operations of the HVAC, plumbing, electrical, and mechanical systems for the university.

Minimum Qualifications:

  • Minimum 3 years experience in commercial maintenance.

Job Duties:

  •  Research proper maintenance practices for various equipment and implement these into our preventative maintenance program. Perform routine preventive maintenance to ensure that building systems operate efficiently and the physical condition of buildings does not deteriorate.
  • Use equipment, instruments, and tools in accordance with departmental standards; return items to designated locations promptly upon completion of task or at the end of each shift.
  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
  • Inspect, operate, and test machinery and equipment in order to diagnose machine malfunctions.
  • Accurately and consistently record maintenance and repair work performed.
  • Apply safety precaution pertaining to: Safety regulations and procedures; chemical safety, hazard communication program; personal protective equipment; lifting procedures, lock out/ tag out procedures, back injury prevention; flammable storage, housekeeping; fire extinguisher training.
  • Perform other duties as assigned. - (Essential)

Knowledge, Skills and Abilities:

  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures.
  • Equipment Maintenance- Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.
  • Repairing- Repairing machines or systems using the needed tools.
  • Troubleshooting-Determining causes of operating errors and deciding what to do about it.
  • Active Listening-Giving full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times.
  • Equipment Selection-Determining the kind of tools and equipment needed to do a job.
  • Reading Comprehension-Understanding written sentences and paragraphs in work related documents.
  • Critical Thinking- Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
  • Good computer skills.

Physical Demands and Working Conditions:

  • Primarily inside, occasionally outside, exposed to heat, cold, humidity, etc.
  • Exposed to temperature changes of 20 degrees to 30 degrees or more when going from boiler room or chiller to another location.
  • Possibility of injuries such as sprains, fractures, deep cuts, etc. when repairing systems and operating machinery and equipment such as welding torches, grinders, air hammers, table drills, pumps, motors, etc.
  • Occasional work with ladders, scaffolding, platforms, etc., 12 feet or more above floor or ground level.
  • Exposed to steady and fairly loud noises from machinery and equipment such as chillers, air conditioning units, boilers, and pumps.
  • Exposed to large amounts of dust when performing tasks such as changing filters, operating grinding machine.
  • Occasional to frequent exposure to chemical irritants such as cleaning solvents, chemicals used to balance the water.
  • Subject to 24-hour emergency call, including weekends and holidays.
  • Frequent local area travel to make repairs at different buildings and to pick up parts, etc.
